Signs a boiler replacement is coming, whether you plan it or not

Cast iron boilers in Rhode Island routinely run twenty or thirty years, which is exactly the problem: a boiler old enough to have outlasted the people who installed it is also old enough that its next failure may be the one that matters. The signs are rarely dramatic until the night they are.

• Repairs every winter, each one reasonable on its own, adding up to more than a season of payments on a new unit
• Rust, weeping or water at the base of the boiler, which points at the block or a section rather than a fitting
• Fuel use climbing for the same house and the same winter, as efficiency quietly drops
• Parts that are hard to get, or a manufacturer that no longer makes them
• Uneven heat and long recovery, the system working harder for less
• Soot, odor or a yellow flame on a gas or oil burner, which is a combustion problem and gets looked at immediately

Repair or replace: the honest math

Plenty of boiler faults are repairs, and on a unit with life left in it a repair is the right answer. We quote the repair and the replacement side by side when the age and the fault make it a real question, and we say which one we would choose in our own basement. What we will not do is sell a new boiler to a house whose old one needs a circulator.

Sized from a heat-loss calculation, not the old nameplate

The most common mistake in boiler replacement is copying the size of the unit coming out. Boilers were routinely oversized for decades, and the house has usually gained insulation and windows since. An oversized boiler short-cycles, wastes fuel and wears itself out faster. We size from the house as it is today, room by room, and the new unit is often smaller than the old one and heats better.

Conventional, high-efficiency or combination

• Conventional cast iron: lowest cost, proven, well understood by every technician who will ever touch it, vented up the existing chimney
• High-efficiency condensing: 95% and up, sidewall vented, lower fuel bills, and the unit the 2026 Rhode Island Energy rebate is written for
• Combination boiler: heat and domestic hot water from one wall-hung unit, which frees the floor space a tank was using and carries the larger rebate

Gas, oil and propane

An oil boiler can be replaced with a new oil boiler, and for a house with no gas main on the street that is often the right call. Propane is handled the same way as natural gas at the boiler and differently at the tank.

What a replacement includes

• Removal and disposal of the old boiler
• The new boiler, sized from the heat-loss calculation
• Near-boiler piping done properly, with the expansion tank, air elimination and circulators the system actually needs
• Venting to code, chimney liner or sidewall as the unit requires
• Controls set up and explained, not just wired
• Permit, inspection, startup and a combustion test with instruments
• Warranty registration filed, so the long warranty is real

Replacement in the middle of winter

Sometimes the decision is made for you on a January night. A no-heat call that turns out to be a dead boiler becomes a replacement on the fastest honest schedule we can manage, with temporary heat discussed before we leave and financing available so the right unit is not lost to the cheapest one.
