The no-water sequence, in the order that saves you money

A house on a well that has no water is not one problem, it is a short list of possible ones, and the order you check them in decides whether you pay for a pressure switch or a pump. We work through it the same way every time:

• Power and the breaker first, because a tripped breaker is free and a pump call is not
• The pressure switch, whose contacts burn and whose sensing tube clogs, and which is the most common cheap fix on a well
• The pressure tank, where a waterlogged bladder makes the pump start and stop every few seconds until it wears itself out
• The pump itself, submersible down the well or a jet pump in the basement, which is the expensive answer and the one we reach only after the cheaper ones are ruled out
• The well, a low yield or a dry season, which is a well driller's territory and we will say so

Pressure that drops when two things run

The other standing complaint on a well. Usually a tired pressure tank, a pressure switch set wrong or failing, a fouled sediment filter, or supply plumbing that was undersized when the house was built. All four are cheaper to fix than to live with, and all four are diagnosed with a gauge and a few minutes rather than by replacing parts in turn.

Well tank replacement

A pressure tank does one job: it holds a cushion of air so the pump does not have to start every time a tap opens. When the bladder fails the tank fills with water, the pump short cycles, and a pump that should have lasted fifteen years lasts five. Replacing a waterlogged tank is not just a tank repair, it is the cheapest pump insurance there is. We size the new tank to the pump and the household, set the precharge correctly and match the switch to it.

Well pump repair and replacement

Submersible pumps sit down the well and fail quietly, usually after years of short cycling nobody noticed. Jet pumps sit in the basement and fail loudly. When a well pump replacement is the honest answer, we match the new pump to the well's depth and yield and the house's demand rather than to what came out, pull and set it with the right fittings and a sound pitless connection, and replace the controls that go with it. A pump replaced correctly is a job you do not think about again for a long time.

What the well delivers

Getting water to the house is half of it. Rhode Island well water regularly carries iron, manganese, hardness and low pH, all of which stain, scale and shorten the life of every appliance the water touches. We test first and then size treatment to the result, never to a guess, and we will tell you when the water is fine and needs nothing.

What we do not do

We do not drill wells, deepen them or hydrofracture them, and we do not design wastewater systems. When a no-water call turns out to be a well that has run low rather than a pump that has failed, you hear that early, with the readings that show it, so the well driller starts from evidence rather than repeating the diagnosis at your expense.
